What more land actually changes

Acreage is not just a bigger version of a small lot

A wooded acre or two around Denver can carry a very different build than a flat subdivision pad the same size on paper. We walk the ground before anything is priced: where the trees are worth keeping, where the water wants to go once the canopy is gone, and how far back from the road the house can actually sit once you account for driveway length and a septic or well location.

Clear only what you need

A bigger lot tempts people into clearing more than the house and driveway actually require. We mark what comes out and what stays before equipment ever shows up, so the finished lot still has some of the land you bought it for.

Longer runs cost real money

Setting a house well back from the road for privacy also means a longer driveway and longer utility runs to reach it. That is not a reason not to do it, but it is a real number, and we price it before you commit rather than after.

Drainage covers more ground

Grading and drainage on a bigger footprint have more distance to move water across. We plan the grade for the whole lot, not just the pad the house sits on, so runoff has somewhere to go before the first heavy rain finds out for you.

Site and lot evaluation
We walk the land with you before you buy it if we can, and always before we price it. Slope, tree cover, access and what the soil does with water all move the build.
Land clearing and grading
Taking a wooded or overgrown piece of land down to a buildable site, clearing what the house and driveway need and grading the rest to move water where it should go.
Permit coordination
We handle the coordination that comes with building on undeveloped land so it does not land back on you mid project.
Full construction, one crew
Foundation, framing, exterior finishes and interior detail carried through as one job, with Tom Wise personally involved from the first walk of the land to the final walkthrough.
