Building Custom Homes in Cornelius

Most of the people we talk to in Cornelius are not choosing between the lake and the city. They want both: a house on or near Lake Norman that still leaves a reasonable drive into Charlotte for work, family or a flight out. That trade off shapes the lot search before it ever shapes the floor plan, and it is worth working through with a builder before you sign for land, not after.

DV Wise has been a second generation, family owned custom home builder since 1962. Tom Wise, the owner, personally oversees each project from the first walk of the lot to the final walkthrough, and Cornelius is one of the towns around the lake where we build regularly. What the lot search is really deciding

Access to the lake, without losing the commute

A lot closer to the water is not automatically the right lot. Setback rules, shoreline grading and the drive time back out to the main roads all move together, and a house that looks finished in a photo can sit on a lot that fought the builder the whole way. We walk the land with you before you commit to it: slope, tree cover, how water moves across it, where utilities can actually reach, and what that means for foundation and grading cost once the site work starts.

Once the lot is right, the build itself is the same careful process on every Cornelius job: land clearing, grading and excavation, full construction through framing and finishes, and a final walkthrough with Tom before the keys change hands.

What we look at before you buy the lot

Grade and drainage
Where the land falls and where the water is already going to go once it rains. This decides how the foundation sits and what the site work costs before a wall goes up.
Access and utilities
How a driveway reaches the house and where power, water and sewer connections can practically land. Two lots that look alike from the road can differ completely here.
Tree cover and clearing
Keeping the trees worth keeping and opening only the access the build actually needs, rather than stripping a lot bare because it is faster.
Foundation approach
Sloped and near-water lots often need a foundation that steps down the grade instead of fighting it. That decision gets made at the lot stage, not after framing starts.
