How a DV Wise build actually runs
Five stages, one builder on all of them
A custom home does not move in a straight line from a sketch to a front door. It moves through the stages below, in this order, and Tom Wise stays personally involved through every one of them rather than handing you off between stages. Stage one
Consultation and Project Planning
Every job starts as a conversation, not a contract. Tom Wise sits down with you to understand your goals for the property, what you already own or are considering buying, a realistic budget and the kind of home you actually want to live in, whether that is a modest primary residence or a larger second home on the water. Nothing gets priced or promised until this part is done properly, because a number given before the property and the goals are understood is not a real number.
This is also the stage where families relocating to North Carolina, retirees settling near the lake, and waterfront or acreage buyers tend to have the most questions, and it is the right time to ask them. Reach out through our contact page to start that conversation.
Before you own the lot
You do not need to have already bought land to talk to us. Plenty of clients call while they are still choosing between two or three pieces of property, and that is exactly the point where our input is worth the most.

Stage two
Lot Evaluation and Site Preparation
Land clearing, grading and excavation happen here, and they decide what everything built on top of them costs and how it behaves. A wooded or overgrown lot gets taken down to a buildable site, keeping the trees worth keeping. On a sloped or waterfront property around Lake Norman, the grading has to work with the fall of the land rather than fight it, and that is a judgment call made from years of building on lots like these, not from a standard plan.

Stage three
Design and Construction Planning
Plans get reviewed in detail against the lot we just evaluated, not against a generic floor plan someone else already drew. Permitting gets coordinated with the county so you are not chasing an office yourself between meetings with us, and the schedule and logistics for the build get worked out while the site is still open, when changes are cheap rather than expensive.
This is also where the details that make a home livable for decades get decided, not added later. Tom Wise is a Certified Aging in Place Specialist, and single level living, doorway widths, step-free entries and wall blocking for future grab bars all get planned in here if you want them, quietly and cheaply, rather than retrofitted at a much higher cost after the fact.
One person on the paperwork
Permit coordination is carried by us, not handed to you as a separate errand between design meetings.

Stage four
Home Construction
Foundation, framing, exterior finishes and interior details get carried through as one continuous job, handled by people who have already been on your lot since stage two rather than a crew meeting the site for the first time. Tom Wise stays personally involved throughout construction, both for the structural work nobody sees once the walls are closed and for the finish work everybody notices, like the stonework and corbels above.
This is the longest of the five stages, and the one where project management and honest, regular communication matter most. Read more about what that involvement actually looks like on our about page.
Stage five
Final Walkthrough and Completion
Final inspections happen first, then a full walkthrough of the finished house together, room by room. Anything that needs a second look gets named and fixed on the spot rather than after you have moved in. The same person who stood on the bare, cleared lot with you at stage two is the one handing you the keys here.
